Timp does not set rental prices, advertise or book the home, approve guests, prepare occupancy agreements, collect guest funds, issue refunds, or decide damage claims.

Does Timp guarantee a booking or income? No; bookings, rates, occupancy, income, and guest conduct are not guaranteed.

Our leasing partner, Aspen Management, handles the rent and deposit from confirmed guests; Timp Property does not receive guest funds.

Not the answer you may want to hear, but the honest one. Other property management firms are proudly proclaiming individuals can make upwards of $50,000. That is, frankly, not going to happen for any homeowner in Superior with this year’s Festival. It would be disingenuous to say otherwise. But, looking at recommended housing prices from the Festival and comparing them with information from the City of Boulder, homeowners in Superior could expect upwards of $15,000-$20,000 depending on the number of bedrooms and bathrooms available, along with any additional or unique amenities such as a hot tub.

Absolutely. You can rent anywhere from one bedroom to your entire home. You don’t have to leave your home if you don’t want to, but you can. You can meet new and emerging industry professionals or attendees as empty nesters with a spare bedroom or renovated basement. Whatever your living situation is and whatever your interest and involvement level is, we can help and eliminate the stress of Festival involvement.

Yes! While we are Superior based and focused, if you are looking for details and help in or around the Boulder-metro area, we are happy to work with you.

While we have high confidence in getting homes, bedrooms, ADUs, rennovated basements, etc., booked during the Festival, if the property is not booked during the Festival, we offer partial refunds for most of our service packages.

No other firm associated with the Sundance Film Festival is focusing exclusively on Sundance. Nor are others looking at local compliance requirments and looking at Superior. In attending multiple county and state-wide events, it was quickly identified that Superior was being overlooked. We knew it was up to us to provide more opportunities to residents as the Festival fast approaches.
