How we help, set you up for success, and make for a superior experience for you
Timp Property is your personal home concierge for the Festival season. We coordinate home-readiness, trusted vendors, cleaning, thoughtful guest touches, and post-stay care, while an independent leasing company handles pricing, listings, reservations, agreements, and guest payments. We guide you through three essential steps for success with as much or as little handholding as desired by the homeowner to make sure you and your home is set up for success.
Step One: Evaluate your Needs
We offer two distinct package types for homeowners.
Need a hand? with Aspen Management— This first package offers the best quality, care, and attention when it comes to home needs. We complete a guest-readiness walkthrough, create a preparation plan, and coordinate owner-approved professional photographs, cleaning, and additional vendors as needed alongside our independent leasing company partner. Aspen Management charges a separate fee of 20% of rental revenue for its leasing and reservation-management services. This also includes getting your home on Sundance Lodging, the largest and only online platform for home rental bookings specifically for the Sundance Film Festival.
Do it yourself with Airbnb— If you want speed and to make the most from the Sundance Film Festival, and are okay with being a bit more hands on yourself, we can serve as a co-hosting partner with you. A more cost-effective option that also sees listing available on the Sundance Lodging platform and some additional care and recommendations on your online listing, this is an ideal alternative to the more traditional property management path while understanding the risks and tradeoffs without leasing or management help.
Step Two: Organize the Application
Once the package and needs are identified, we help organize owner-provided documents, coordinate application tasks, and connect homeowners with appropriate Town, HOA, or Metro District resources. We will compile, write, submit, and even pay the Festival licensing fee for you. Overall eligibility (such as making sure the property is livable) and appropriate certifications (such as proof of ownership) remain the homeowner’s responsibility.
Step Three: Prepare the Home
We will organize all the needs for preparing the home which can include a guest-readiness walkthrough, create a preparation plan, and coordinate owner-approved professional photographs, cleaning, and additional vendors as needed. When the booking is made for guests, we will then address follow up needs such as compliance checks, concierge needs and services, and preparing you and your home to welcome guests into your warm and inviting home while prioritizing safety and security of the premises and personal belongings.

Each package covers the essentials for getting your home ready for success, but some simply offer more services, time, and attention than others. Wondering about costs and how to swing this? Don’t worry. If your home doesn’t get rented during the Festival, we offer partial refunds with all of our packages except for The Basics. Book with confidence and assuredness that you’re getting the best value and easiest, most personable experience.
The Basics—$750
Administrative preparation for homeowners pursuing a Superior Festival STR License, including a requirements checklist, organization of owner-provided documents, assistance preparing an HOA or Metro District request, and coordination of the owner-signed Town application. The homeowner remains responsible for insurance, taxes, and ongoing compliance as required as part of the application submission process. The $200 Town application fee is included.
All’s in order—$2,000
Want to reduce the stress with everything in the lead up to the Festival? Get all in order. This includes the prior services plus a pre-arrival guest-readiness walkthrough and coordination of an independent cleaning vendor. Timp Property will document visible concerns and coordinate owner-approved preparation items. Certain vendor charges such as snow removal will be billed later, if necessary
A Bit More—$1,500
Get a bit more of a hands-on approach with your rental. This is an ideal starting point for first time homeowners and empty nesters who haven’t gone through the short-term rental process before and may want to know what all to do (and not to do) during these two weeks. Includes The Basics plus an initial visual home-readiness walkthrough, a personalized preparation checklist, photo documentation, access to homeowner planning updates, and a “Have a Superior Stay” welcome package for confirmed guests.
Everything you need—$3,000
Ideal for those who want to maximize the Sundance Film Festival, their rental value, and have everything accounted for before, during, and after the Festival. This is best for individuals wanting as little stress as possible and ensuring everything is taken care of and so tenants aren’t bothering you either. Sit back, relax, and make the most of the Festival without the stress or worries and have consistent updates and details provided to you from Timp Property. Includes the prior services plus coordination of post-stay cleaning, a post-stay condition comparison using the pre-arrival photo record, and a $100 Downtown Boulder Partnership gift card for the homeowner. Timp Property documents visible concerns and sends the report to the homeowner and designated leasing company for additional redress, if necessary.
